Tom Vu is a self-proclaimed real estate guru offering no money down real estate techniques. Tom Vu was nothing less than a fraud offering many amusing info commercials on late night television. He would appear with multiple poorly dressed women on a cruise ship to advertise for his real estate techniques. Tom Vu is a Vietnamese immigrant who marketed his product mainly through the use of infomercials. Tom Vu used to sell his real estate course for $395. However, the information within was not worth even a penny. It was just basic information which you could easily get at any local library. Tom also made money with organized seminars that cost large amounts of money. Tom Vu centered his teachings of real estate on acquiring control over real estate properties rather than actually owning real estates. Therefore, Tom's mantra was to be on the lookout for distressed properties like foreclosures. These are the types of properties that you could buy at heavily discounted rates. Tom asks you not to offer anything more than fifty percent of the market value. Nevertheless, he also stresses that the cost would fluctuate according to whether you're in a seller's market or a buyer's market. Tom Vu insists that there are desperate sellers that would be happy to get a buyer for their property at almost any cost. However, Tom uses unfair tactics when signing the contracts with these distressed individuals. He insists on offering a token sum of $10 as down payment (only to make the contract valid) and includes a subject to final inspection clause. Since the closing date wouldn't be for several months, Tom Vu instructs you to locate a buyer within that period. Then the transaction is quite simple and you receive a heavy discount and turn it into a nice profit. However, these tactics seem easy and legitimate only on paper. Applying them in real life is not nearly as simple. In reality, it is almost always impossible to acquire such a distressed property in this manner. Even banks insist on fair market value in foreclosures. Besides, no one is foolish enough to accept all of the clauses that need to be added to the contract and will easily see through the scheme. Tom Vu is currently in jail serving term for various charges like fraud, tax evasion, false advertising, and so on. ** Update ...according to reviewers, Tom is not and has not spent time in prison. Since I cannot confirm either case, I choose to give Tom the benefit of the doubt and agree with the reviewers that Tom did not end up in prison as others report. Warmly
