Robert G Allen is quite a guy! It's hard for me sum up everything I think about him in an article of reasonable length, but I'll do my best. He's been marketing his 'No Money Down Real Estate' techniques for so many years and now recently has been attempting to recruit customers into multi-level marketing of vitamins. Robert G Allen is another one of those gurus that try to convince you that anyone can make millions in real estate at the drop of a hat. His courses typically involve buying "distressed" properties at discounted prices. "Distressed", in this case, means properties about to go into foreclosure, properties from estate sales, owners going through divorce, owners who can't manage their property due to lack of time, illness. While buying a distressed property is generally a good deal, the problem is actually finding a distressed property and, after competing with other buyers, still getting a good deal. Robert G Allen does nothing to help you along with this. Robert G. Allen teaches real estate techniques to people through his seminars and Nothing Down clubs all over the country. There've been continual assertions that he targets mostly people who are inexperienced in real estate and tries to convince them that they can easily acquire several "distressed" properties and become rich. In my opinion the teachings of Robert G Allen don't have any real money making application once you actually take them outside the Seminar rooms. In my opinion, you would have negative cash flow following his books. And I think at worst, you would go bankrupt and wind up in jail. He never actually says it, but his nothing-down techniques practically require you to mislead an institutional lender or take advantage of an unsophisticated seller or both. I think he wants to give you this message without actually coming out and saying it for obvious reasons. The president of his Atlanta Robert Allen Nothing Down Club literally went to federal prison for doing illegal nothing-down deals. There is a money-back guarantee offered by his Seminars, but everyone I've talked to about this guarantee says it's next to impossible to collect on the guarantee. Robert G Allen has even been known to file bankruptcy instead of paying refunds to his customers and still has several liens filed against him by the IRS. The funny thing about all these real estate investment schemes is that they seem to pop up just when the real estate market is at its worst. I guess all those real estate "experts" need another source of income. I don't waste my time with people like Robert G Allen anymore because I've finally found something that's made a difference in my financial life.
